The Building Process
When you buy a Windham home, you know that your new dream home is not only beautifully finished, it is designed to be functional for daily living. The process of building a Windham home does not just begin once you move in, it begins the day you sign your sales agreement with our real estate company.
We take great pride in building one of the most important investments you will ever make. With your help, we can create a great experience.
Once you have completed the contract process and made your design selections, the actual construction process begins. The information below will help you know what to expect during your construction period:
- 1. Pre-Construction Meeting
- You'll meet with your builder to review the home plans and specifications, and to become familiar with the construction process.
- 2. Beginning of Construction
- Before you know it your home is going to take shape – starting with site preparation and continuing through foundation, framing, roofing, plumbing, electrical, and HVAC.
- 3. Framing Walk
- Many homeowners like the opportunity to tour the home at this point. This is a good time to see the quality that goes into the building of your home, and to make sure that we are correctly installing the options you ordered. This is also a time to ask the builder any questions pertaining to the completion of your home.
- 4. Final stages of construction
- Your home is now about to go into sheetrock, cabinets, trim, tile, paint, flooring, and appliances.
- 5. Homeowner Orientation
- Your homeowner orientation is an introduction to your new home and its many features. We follow a preplanned agenda and a set route through the home to assure that we cover everything. Our homeowner orientation provides you with a:
- Demonstration of your new home
- Review of key points about maintenance and limited warranty coverage.
- Note any items needing further attention.
- 6. Closing Date and Location
- Our office will notify you in writing of your closing date, time and location and other helpful information you will need for closing.
- Utility and Community Services
- You will receive the company names and contact information for your convenience. This will help you when calling the utility companies to transfer service into your name by closing day so there is no interruption in your service.
- "The Final Number"
- Your lender should provide you with a "Good Faith Estimate" after loan application and contract acceptance. A more accurate amount of what you will need to bring to closing will be given to you by your lender usually within a couple of days before the closing date. Remember to bring a Certified Check or Bank Check made payable to yourself that you will endorse at closing.
Closing Day is always an exciting day for our customers! We look forward to building your dream home and handing you the keys to your new home!
